The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often necessary when challenging property taxes or selling a property. How does a floorplan service work?During a floorplan service, a certified appraiser measures your property with a measuring tool — generally a tape or laser measuring device. As they tour the property, they note the layout of the rooms and other features, like stairs, patios, and fireplaces. They may draw a rough sketch of the property. Then, the appraiser types up a report and detailed sketch showing the total area of the house and the general layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.
